Location.
Noise from the neighbours. No free parking available. The parking was advertised when I booked but it did not clarify that it is not free and nothing was mentioned about the parking charges. Wife was poor and I could not do any work on my laptop.

Excellent location, staff and food but not worth the money or the 4 star rating.
The bed was huge and very comfortable. Bedside lighting was excellent for a bit of a read before settling down. Bar and restaurant staff were all excellent - friendly without overfamiliarity and unfailingly helpful. Food was generally very good, with breakfast being particularly good. Location of the property is next to the Piccadilly Gardens tram stop, which gives direct access to The Lowry, the IWM North, the Etihad Campus/stadium and the Co-op Live Arena. One change of tram will get you to the Trafford Centre. The location is very central and within easy walking distance of a selection of bars and eateries.
The bedroom was near the lifts and on occasion the lift noise was intrusive. The large and very comfortable bed left little floorspace in the room. The bathroom was tiny. There was no toilet brush (a major shortcoming in my opinion). The bath side panel was badly water damaged, as was the skirting and flooring below it; the damage was clearly old. The bedroom net curtain was dirty and the blackout curtain had a small hole in it. The bar/restaurant furnishing are in very poor condition. Most of the chairs have dirty coverings with many of them being worn completely through. A large number of chairs have frayed bottom or under covers which can be seen hanging down. This area is in desperate need of having some money spent on it. There is no toilet facilities on the bar/restaurant floor; one has to go down a level to what looks like a derelict former reception area. Having to ask at reception for access to the locked disabled toilet facility doesn't seem right to me.
